Make a seller net sheet

Show your sellers roughly what they’ll walk away with.

  1. Step 1: Gather the numbers

    Have these ready. Use your best estimates where you don’t know exactly:

    • The sale price (or two or three prices to compare)
    • Their mortgage payoff
    • Commission
    • Title, closing costs, taxes and any seller concessions
  2. Step 2: Ask for a net sheet

    Click Create content and type the words “net sheet” with your numbers.

    Type something like this

    Make a seller net sheet for 512 Cedar Hollow Ln. Show three prices: $279,900, $284,900 and $289,900. Mortgage payoff $151,200. Commission 6%. Title and closing costs about $2,400. Prorated taxes about $1,100. $3,000 seller concession.

  3. Step 3: Check the math before you share it

    Look over every line. Type any fixes (“the payoff is $149,800”), then click Download PDF.
